Can the size of my backyard affect resale value?

I was just recently showing a client a few homes in the Pitman Creek subdivision of Plano, Texas.  As we were walking into the backyard of one of homes, my clients asked me if the size of a yard can affect resale value as this particular space was rather small.   The answer is sometimes yes and sometimes no.  I know, this is a typical agent answer, right?  

Well, what I mean is this.  Yes, this can have a negative affect on the sale of your home if most of the homes in your neighbourhood have large yards.  Please apologize to your home for me if it has taken offense due to the size of it’s yard.   Pitman Creek for example is known for having larger lots and spacious yards , as many of the custom homes back up to a creek running through the vicinity. So, in this case a small yard would have a negative impact.

On the other side of the coin, if you live in a community where everyone has the same size yard or small yards in general, this won’t affect sales prices from one home to the next. Imagine a town home complex like Hidden Creek Estates located in Plano as well.  This subdivision is an area of homes where all of the yards are the exact same size.  Because of this,  yard size from one home to the other would not a determining factor if the buyer has already decided on this type of product for purchase.
