Below is the trend action representing the last year of sales in the zip code (75080) that I am moving into! Other Realtors in Richardson Heights beware-I love this neighborhood! As you can see by the graph, in 2010 we saw a small increase from the first time home buyer’s tax credit extension. After expiration of this window at the end of June, we have seen prices steadily fall through the end of the year.
Though I don’t like seeing this price action regarding Richardson real estate, Plano real estate, or any other North Texas City – I am buying now because of what I see. If you’re considering purchasing or selling, there are compelling reasons to do either right now for different reasons. For example, selling now means that you’re competing against fewer other sellers as everybody has ran away with the notion that Spring is the best time to sell…..well not if everybody is selling! Then it just becomes more good times for buyers.
If you are curious as to why a Realtor is putting his money where his mouth is and is buying Richardson real estate right now, I’d be happy to share with you, but you’ll have to give me a call. Careful though, I might just turn you into a client for life!
*Any MAI (Market Action Index) reading below 30 indicates a buyer’s market. Currently we are at 16.
Curious about your own zip code? Shoot me an email or give me a call and I’d be happy to work up an analysis for you. Heck, I’ll even post it to the blog if I’m feeling frisky!
